What is genuinely distinct is how the Comal and Guadalupe shape ordinary life from May through October: tubing the spring-fed Comal (about 72°F year-round) past the Tube Chute, Landa Park on the water, live music at Gruene Hall (called the oldest dance hall in Texas), Wurstfest, Schlitterbahn, and Canyon Lake weekends. A nurse can work in town at Resolute Health Hospital or drive 40–55 minutes to San Antonio’s Medical Center; there is no transit, and I-35, Loop 337, and Highway 46 clog at peak, so a daily Austin run (50–70 minutes) is a real cost. Most housing sits in the $250s–$550s (median values cited around $324,000–$357,000; median rent about $1,368), with Veramendi, River Chase, and Westpointe for newer or entry-level NBISD/Comal ISD homes and Vintage Oaks or river lots at a premium.
